Self-Employed Home Loan Settlement: How to Prepare and Avoid Delays
Getting your home loan approved is an exciting milestone. The next step is making sure everything is ready for settlement, so you can collect the keys and move forward with confidence.
When you run a business, that means keeping your income documents organised, understanding any outstanding lender requirements and knowing when your funds need to be available.
At Self Employed Home Loans, we help business owners across Parramatta, the Hills District, Western Sydney and greater Sydney navigate the process from application through to settlement. Here is what to focus on as the date approaches.
Understand what is still required after approval
Before a lender releases funds, signed loan documents and any remaining settlement conditions need to be completed. Ask your broker to confirm exactly what is outstanding and when it is needed.
Depending on your application, this might include identification, insurance evidence, account details or further financial information. Responding promptly gives everyone time to check the documents and resolve questions.
Our role is to help you understand these requirements and follow up with the lender, while your solicitor or conveyancer manages the legal side of the purchase.
Keep your accountant involved
Self-employed income can take more explanation than a payslip. Keeping your accountant available helps if the lender needs clarification about your business finances.
If your application uses bank statements or income assessed with add-backs, ask your broker whether any supporting information needs updating before settlement.
For buyers who are newly self-employed or exploring one-year ABN loans, understanding the chosen lender’s documentation requirements early is particularly helpful.
You do not need to work through this alone. We help identify what is needed and, with your permission, liaise with your accountant to present the information clearly.
Tell your broker if your circumstances change
Keep your broker informed about significant changes to income, business ownership, expenses or existing debts before settlement.
If you are considering a car loan, increasing a credit card limit or changing your business structure, discuss it with your broker first. They can check whether it affects your application or requires further lender assessment.
Likewise, let your broker know when new financial statements or tax returns become available. Continue meeting your tax obligations and work with your accountant on lodgement requirements.
Early communication creates time to address questions before they become urgent.
Check the timing on longer settlements
Buying off the plan or agreeing to an extended settlement? Ask your broker to check the validity of your approval, income documents and valuation against the expected completion date.
Whether anything needs updating depends on the lender and your circumstances. Reviewing the timeline early helps you understand what may be required and plan for any additional funds or documents.
Know how much money you need and where it needs to go
Your contribution may include more than the remaining purchase deposit. Ask your solicitor or conveyancer for a breakdown of the funds required, including applicable transfer duty, legal fees, settlement adjustments and other purchase costs.
Confirm the lender’s net contribution as well, so you understand any difference between the approved loan amount and the funds available for your purchase.
Follow the payment instructions and deadlines provided by your solicitor, conveyancer and lender. Independently verify account details using a trusted phone number before transferring money, and allow for bank transfer limits and clearance times.
For NSW purchases, ask your solicitor or conveyancer to confirm the transfer duty due date early, particularly if you have a longer settlement period.
Set up your loan to suit your cash flow
Settlement preparation is also an opportunity to check that your repayment arrangements and account setup suit the way you manage money.
Discuss whether a variable rate, fixed rate or split loan suits your needs. Ask about fees, repayment flexibility and any restrictions before deciding.
If you want an offset account, confirm that your selected product supports it, when the account becomes available and how it will be linked to your loan.
For a fixed-rate loan, ask whether a rate lock is available, what it costs and how long it lasts. Check the specific lender’s terms rather than assuming the rate quoted at application will apply at settlement.
Building a home? Plan beyond the first settlement
If you are using a construction loan, ask your broker to explain both the initial settlement and the requirements for subsequent progress payments.
Confirm what the lender needs at each stage, how your own contribution will be used and who will coordinate payment requests. Having this clear before construction starts helps you manage the process alongside your builder.
A simple checklist before settlement
● Confirm that signed loan documents have been received and accepted.
● Check whether any lender conditions remain outstanding.
● Confirm your required funds, payment instructions and deadlines.
● Check insurance requirements and arrange your pre-settlement inspection.
● Confirm your repayment account and any offset arrangements.
● Keep your broker and solicitor or conveyancer informed of changes.
If the proposed date becomes difficult to meet, contact your broker and legal representative promptly. Your solicitor or conveyancer can advise on extensions and any consequences under your contract.
